Start of the Agreement

Acknowledgement of Instruction will be given when the Buyers' Agency Agreement has been signed, returned and the Start Up Fee is paid.

We offer three main services:

Option A - Our full service
Option B - You search, we do the rest
Option C - Auction Bidding Only service

For all our services we charge a fixed fee, based on your requirements  (rather than the complication of a percentage of the expected purchase price).


  • Option A

This includes all of the services listed on our What We Do web page.
This is a popular service as most buyers are happy to entrust the entire time-consuming business, from search to settlement, to us.
A  start-up fee of $1500 (plus GST) is payable prior to our property search. This means we can begin our search immediately. The balance is payable on exchange of contracts, or later by arrangement.  As an example, for a standard residential property purchase up to $600,000, the balance payable is $6000 (+ GST). This is for a search area which normally includes up to two postcodes, but specific requirements can be discussed before the fee is finalised. For purchases above $600,000 or in wider search areas, please contact the office to discuss your requirements, or fill in our online wishlist form and we will contact you to discuss and give you a fixed quote.


  • Option B

Use this service if you have found a property that you wish to purchase, but would prefer to use our expertise to appraise the property (or obtain a valuation from a registered valuer), deal with the agents, negotiate or bid, organise pest and building inspections and be involved in all other aspects of the purchase as agreed. Please contact Art of Buying to discuss and get a quote  for this service.


  • Option C   'Auction Bidding Only' Service
Bidding at auction can be a very emotional experience, and a costly one for the unwary.Our auction bidding service is for clients who have found a property they wish to buy but do not want to bid for it in person. There are a variety of reasons for using Art of Buying to bid: the buyer's lack of experience and the stress of an unfamiliar situation, or buyers wishing to remain anonymous for various reasons - such as being high profile members of the community or having made an offer before auction. If you have found a property that you wish to bid for at auction, and have decided on the maximum amount you are willing to pay, we can act on your behalf and take the stress and emotion out of the experience. However, we strongly recommend that you engage us at an earlier stage if possible (see Option B above), as our research and negotiating skills and experience can result in a much less risky or costly purchase.

Art of Buying Principal, Irene Cassidy, is a qualified and accredited Real Estate Auctioneer and can use her expertise and experience to act on your behalf, or guide you through the process. If the property fails to meet the reserve on the property, we will negotiate after the auction to achieve a purchase within the client's budget.

For our Auction Bidding Only service we charge an auction attendance fee of $600 (+ GST), payable on engagement of our services. If our bid is successful at the auction, we charge a success fee of $600 (+ GST), payable on exchange of contracts.
