Eligibility to buy property in Australia
Australians, New Zealanders and permanent residents. If you are an Australian or New Zealand citizen, or a foreign national holding a permanent residence visa, there are no restrictions on purchasing property in Australia.
Temporary Residence Visa Holders. If you hold a temporary residence visa that allows you to stay in Australia for a continuous period of longer than 12 months, you are entitled to purchase selected real estate in Australia. All applications to purchase property must firstly be submitted to the Foreign Investment Review Board (FIRB) for their approval. See www.firb.gov.au for more information.
Non Visa Holders. Non Visa Holders are able to buy the following two categories of real estate in Australia:
Properties being sold ‘off the plan’, and brand new premises (never previously sold or occupied and is part of a development), provided that no more than 50% of dwellings in any one development are sold to foreign interests.
Vacant residential land: the construction of a dwelling must start within 12 months of the purchase of the land.
